Low-density residential area with a public green zone (7,578 m²) and internal roadways. What distinguishes this land is the combination of an already-executed segregation, a quantified buildability on a plot-by-plot basis, and a scale that fits both mid-sized developers and joint multi-plot operations. The nine plots comply with the minimum-plot regulations for single-family residential in low-density zones, all with vehicle access from the internal roadways. The 0.20 m²t/m²s coefficient is low for residential use, which translates into villa or detached-chalet typologies of between 1,100 and 1,565 m²t per plot — the natural range of Benahavís's prime market, where new-build villa built square metres trade above €4,000-5,000. 58,243 m² of land in sectors 003-TG and 004-TG of San Roque's General Plan, with 30,604 m²t of total buildable area, capacity for 147 homes (103 free-market + 44 VPO) and a beachfront tertiary plot, in Torreguadiaro, next to Sotogrande. What distinguishes this operation is the combination of scale, location and buildability already quantified. The land sits between the old N-340 road and the AP-7 toll motorway, with the A-7 cutting across the site and the Torreguadiaro bypass providing access to both sides of the sector. Total buildable area is 30,603.62 m²t, split across seven residential plots (free-market), one subsidised-housing plot (VPO, price regulated by the Junta de Andalucía) and one tertiary plot of 10,584.63 m²t on the beachfront — suitable for a hotel, an aparthotel or a straightforward sale as finished land. Two adjoining urban plots in Marbella's Golf Valley —between Los Naranjos, Las Brisas, Aloha and La Quinta Golf— totalling 3,471 m² of land, with an architectural project already drafted and a building licence in force for two detached villas totalling 1,761 m² of built surface. What distinguishes this operation is the combination of three things that almost never meet in the Golf Valley. First, the **licence is already in force**: both the architectural project and the municipal building licence are valid, which removes the planning risk and the administrative delays that are normally the biggest brake — and the longest wait — on a luxury-villa development in Marbella. The buyer goes straight into construction. Second, the **scale and the subdivision**: 3,471 m² split across two adjoining plots of 1,998 m² and 1,473 m², each with its own frontage and independent access, lets the operation be executed as two boutique villas or as a single turnkey project totalling 1,761 m² of buildable surface. Third, the **location**: five minutes' walk from Los Naranjos Club House, in the heart of the Golf Valley, five minutes' drive from Puerto Banús, with immediate access to the AP-7. The area combines four golf courses within a few minutes, international schools, a consolidated retail and dining offer, and the connectivity that end-buyers of a luxury Marbella villa look for. The combined asking price is €2,800,000 —about €807/m² of land and €1,589/m² of licensed buildable— reasonable references for urban land with an existing licence in the Golf Valley, where the square metre of a brand-new villa normally trades well above that figure.

9,461 m² of land with a segregation project into 7 independent plots and a basic project drafted for 7 villas of 300 to 720 m²t, in an established area of Elviria Sur next to the Santa María Golf Club and a few minutes from the beaches of Elviria and Cabopino. What distinguishes this parcel is the technical work already done. The property carries 2,838.30 m²t of total buildable area (0.30 m²t/m²s), seven plots that comply with the minimum-plot and frontage regulations, and a Basic Project drafted by AS Arquitectos that envisages villas of between 300 and 720 m²t. An alternative scheme of nine townhouses has also been studied. Two adjacent cadastral plots forming ≈ 3,614 m² in a double cul-de-sac within Las Lomas —one of Sotogrande Costa's most consolidated residential addresses— with an existing 719 m² home awaiting full refurbishment and a signed architectural project that contemplates ≈ 1,450 m² of new build. What sets this property apart is the combination of three things that rarely meet. First, the scale of the land in Las Lomas: two adjacent cadastral plots —Calle Ávila, 3 (1,672 m²) and Calle Alberche (1,942 m²)— total 3,614 m² in an enclave where available plots usually run 1,000–1,500 m².
