Parcelas Sotoroque — twin plots of 3,614 m² in Las Lomas, Sotogrande Costa
€2,000,000

My view
Two adjacent cadastral plots forming ≈ 3,614 m² in a double cul-de-sac within Las Lomas —one of Sotogrande Costa's most consolidated residential addresses— with an existing 719 m² home awaiting full refurbishment and a signed architectural project that contemplates ≈ 1,450 m² of new build. What sets this property apart is the combination of three things that rarely meet. First, the scale of the land in Las Lomas: two adjacent cadastral plots —Calle Ávila, 3 (1,672 m²) and Calle Alberche (1,942 m²)— total 3,614 m² in an enclave where available plots usually run 1,000–1,500 m². Second, the double-cul-de-sac position, between Avenida McKicking, Calle Ávila and Calle Alberche: no through traffic and a level of privacy not reproduced on the open streets of the rest of the urbanisation. Third, buildability already quantified: the commercial ficha lists 719 m² of existing build (353 m² ground floor + 327 m² first floor + 39 m² rooftop turret) over a 1,319 m² patio, plus a signed architectural project that contemplates ≈ 1,450 m². The whole plot overlooks the Real Club de Golf Sotogrande, sits a short distance from the Puerto Deportivo, the Santa María Polo Club and Trocadero / The Beach, with international schools in the area and direct connections along the AP-7 towards Marbella and Gibraltar. The asking price is €2,000,000 —about €553/m² over the total plot surface— a sensible reference for consolidated residential development land in the Sotogrande–Estepona arc.
What to weigh up
Three conditions weigh on this property and should be read before calling. First, the plot is in a state of abandonment: the original building still stands but is awaiting full refurbishment, and the ficha itself states it plainly —«the property's value lies mainly in the private land surface, the location and the development potential, not in the current state of the existing construction». Buyers looking for a home ready to move into should look elsewhere: here the asset is the land and the potential, the house is a data point. Second, the ≈ 1,450 m² potential of the architectural project is subject to revision: the ficha qualifies it as «subject to review and adaptation according to the buyer's needs and the urban planning regulations in force in San Roque». The actual buildable ceiling depends on what San Roque's General Plan (PGOU) and the applicable Las Lomas ordinance allow —a figure that must be cross-checked with the planning department before price is committed on that basis. Third, the twin plots require registry unification: although the two plots are physically unified, the ficha speaks of «two independent registry plots». An operation on the whole set will likely require processing the aggregation or, at minimum, a land-registry note (nota simple) for each to confirm ownership, charges and the actual geometry of the whole. This asset fits very well a buyer with a medium-term horizon for full refurbishment or rebuilding — but it is not a property ready to be signed over and walked into tomorrow.
