My view

Two adjoining urban plots in Marbella's Golf Valley —between Los Naranjos, Las Brisas, Aloha and La Quinta Golf— totalling 3,471 m² of land, with an architectural project already drafted and a building licence in force for two detached villas totalling 1,761 m² of built surface. What distinguishes this operation is the combination of three things that almost never meet in the Golf Valley. First, the **licence is already in force**: both the architectural project and the municipal building licence are valid, which removes the planning risk and the administrative delays that are normally the biggest brake — and the longest wait — on a luxury-villa development in Marbella. The buyer goes straight into construction. Second, the **scale and the subdivision**: 3,471 m² split across two adjoining plots of 1,998 m² and 1,473 m², each with its own frontage and independent access, lets the operation be executed as two boutique villas or as a single turnkey project totalling 1,761 m² of buildable surface. Third, the **location**: five minutes' walk from Los Naranjos Club House, in the heart of the Golf Valley, five minutes' drive from Puerto Banús, with immediate access to the AP-7. The area combines four golf courses within a few minutes, international schools, a consolidated retail and dining offer, and the connectivity that end-buyers of a luxury Marbella villa look for. What to weigh up

Three conditions weigh on this opportunity and should be read before calling. First, **the project and the licence belong to the seller**: what is being transferred is the two plots and the consolidated planning rights attached to them (the technically vetted architectural project and the municipal building licence), but the buyer must allow for the fact that any substantial change to the project — layout, volumetry, finishes, façade — will require a fresh licence application and the timelines that come with it. If the intent is to execute the project as it stands, the path is straightforward; if the intent is to redesign, the Town Hall clock has to be factored in. Second, **the price is for the whole set**: the two plots are sold together, not separately. A buyer who only wants one of them would have to address the segregation and the seller's own calendar, and the ficha does not offer it as an open option. Third, **construction has not started**: even though the licence is in force, the two plots are today undeveloped and the whole development is still to be executed. This is a planning-secure but physically green asset: a buyer looking for immediate delivery should look elsewhere.
