9,461 m² of land with a segregation project into 7 independent plots and a basic project drafted for 7 villas of 300 to 720 m²t, in an established area of Elviria Sur next to the Santa María Golf Club and a few minutes from the beaches of Elviria and Cabopino. What distinguishes this parcel is the technical work already done. The property carries 2,838.30 m²t of total buildable area (0.30 m²t/m²s), seven plots that comply with the minimum-plot and frontage regulations, and a Basic Project drafted by AS Arquitectos that envisages villas of between 300 and 720 m²t. An alternative scheme of nine townhouses has also been studied. The land is classified as Ordenado Developable Land under Marbella's 1986 PGOU, reclassified as Urban Land under the First Transitional Provision of Law 7/2021 (LISTA), with a Partial Plan definitively approved on 26 February 2010 and an assigned cadastral reference. The natural profile for this operation is a developer or investor with a medium-term horizon and tolerance for urban planning procedures: this is not an asset for immediate delivery, it is an asset with project, buildability resolved, and the administrative path clear.
What to weigh up
Three conditions weigh on this land and should be read before calling. First, the plot has two active easements that shape the real buildable area: the Arroyo de las Dunas de las Veredas, an intermittent watercourse running north to south that cannot be channelled and forces vehicle access to each plot via bridges over the easement zone; and a high-voltage power line crossing the northern edge with an 18-metre easement on each side, with no current urban-planning restriction but visibly present on the technical file. Second, the administrative path is not closed: the subdivision licence was applied for in January 2025 and depends on a favourable Environmental report and a Hydrological Study, both already commissioned — until those two documents arrive, the subdivision cannot be granted. Third, there is a real registry discrepancy that the technical file itself flags: the property is inscribed as twelve independent properties described as single-family homes, without a defined boundary or land surface, which does not match the physical and cadastral reality of the land. Marbella Council requires this to be corrected before processing the urban subdivision. This is an asset with a project, not an asset ready to be signed tomorrow — a buyer looking for immediate delivery should look elsewhere.
