My view

Traditional bar with the counter and the front opening straight onto the Paseo Marítimo, on the seafront. Sixty usable square metres split between the bar, the seating area, the kitchen and the restroom, with a working kitchen at the back. Ready to trade. What defines this unit is the seafront position: the bar opens onto the Paseo Marítimo and the seating-room doors give straight onto the pedestrian flow, which changes how it trades — the bar does not compete with the interior, it draws on it. Inside, the layout is settled: a single long bar, a seating area with marble-topped tables and built-in leatherette benches, glass-fronted spirit cabinets built into the walls, and blue tiles that give it a recognisably hospitality personality. At the back, a working kitchen with an industrial range, oven, double sink and stainless shelving, plus a back prep area and a service corridor that connects straight to the bar. It is ready to trade, so the investment to open is mostly stock and licence, not building work. The seafront location on the Paseo Marítimo brings strong seasonal footfall in summer and a quieter profile the rest of the year — but it is the seasonality of a beachfront unit, not that of an interior street.

What to weigh up

The cadastral reference is not on record, so the catastro reference-value band cannot be published until it is. The kitchen is at the back of the unit and staff access to storage crosses the bar area — worth seeing in person. And like any seafront hospitality unit on the Paseo Marítimo, the operation is tightly tied to the tourist calendar — anyone buying expecting steady year-round use needs to plan around that curve.
